Ashford Homes LLC has started construction on Sonoma Trails, a development that will include 18 total row houses along Duck Creek Road. Cathy Hall, community and offsite specialist for Ashford Homes, said four of the 18 homes have already been sold. Three market homes are starting as well, with anticipated mid-to-late-summer move-ins.
Hall said the development is geared toward buyers who might be looking in the Oakley area, where pricing has gone up, but is still close to all the amenities in Oakley.

There are three different starting price points for the homes at Sonoma Trails, beginning at $399,900 and moving up to $450,000 and $495,000. The homes will be LEED silver certified, which means they qualify for the city of Cincinnati’s 15-year tax abatement. Hall said the abatement can results in savings of more than $90,000 over 15 years.
The homes include private parking with rear-entry, two-car garages, 9-foot ceilings on the first floor, full basements, three bedrooms, and options to add a rooftop deck. The homes are low maintenance, with a monthly fee that covers yard work and snow removal.
Sabo Design Associates is the architect for the homes. There are three different elevations buyers can choose from at Sonoma Trails. Buyers can also customize the interiors of the homes. Hall said Sonoma Trails appeals to both empty nesters and millennial buyers who are looking for a low-maintenance lifestyle. The average sale price of the four homes that have already been sold is about $480,000.
Ashford Homes, founded in 2002, is the 11th-largest builder in the region, according to Business Courier research. The company started 52 homes in 2018 and had 2018 revenue of more than $16.5 million.
